St. Augustine Beach is the island's own city, incorporated in 1959 and covering 2.5 square miles between Pope Road and the Sandpiper Village subdivision, from the ocean to the west side of A1A. The county pier at the center of it opened in 1947. The housing is beach-town stock: 1960s and 1970s concrete-block ranches on the grid streets off A1A Beach Boulevard, mid-rise condominiums along the oceanfront from the 1970s and 1980s, and raised frame houses and townhomes from the last thirty years. Nearly a third of the housing units were vacant at the 2020 census, which means a lot of roofs belong to owners who are not there when it rains.
The beach in front of the city eroded badly after Ian and Nicole in fall 2022, and the Corps of Engineers designed a renourishment project in response.
