It was citrus and river cottages until development crossed the creek from Mandarin in the 1970s and 1980s, and most of the housing in the 32259 ZIP code went up in the 1990s and 2000s: frame and block subdivision homes on wooded lots under architectural shingle, with older river houses under metal along the water.

The river is the water here, not the ocean. Irma in September 2017 and Milton in October 2024 pushed the St. Johns up into the low riverfront streets.
