Roofing in St. Augustine South, FL

St. Augustine South is the mid-century neighborhood between US 1 and the Matanzas River, north of Moultrie Creek and just south of the city limits. A Jacksonville company bought the marshy forest in 1950, lots went on sale in 1954, and home mail delivery started in April 1958. The houses are 1950s through 1970s concrete-block ranches on slabs, with low-pitch roofs under shingle, a share of flat or low-slope sections over Florida rooms and carports, and metal on the ones re-roofed since the 2002 code. It is unincorporated St. Johns County.

The neighborhood sits on the river and the creek. The streets nearest the water took Matthew's surge in October 2016 and Irma's in September 2017, and Helene's tide in September 2024 reached the same low corners. Low-slope roofs from the 1960s hold water in a three-day nor'easter rain, and that is where the stains start.

This site connects St. Augustine South homeowners with an independent local roofing contractor by phone. It does not perform the work.

St. Augustine South roofing, low-pitch shingle and flat sections

A flat section over a Florida room that ponds in a nor'easter is a roof repair with a real low-slope membrane, not shingle stretched past its pitch. A 1960s ranch on its third shingle roof is a roof replacement permitted through the county, and a 4-point inspection on a house this age is covered on the roof inspection page.
