St. Augustine Shores is the planned community south of Moultrie Creek along US 1, about 2,020 acres of former pine and oak land with two miles of frontage on the Intracoastal. The Deltona Corporation opened it in December 1970, and the first homes were factory-built to Florida's site-built codes on quarter-acre lots. Custom homes, villas, and condominiums followed through the 1980s and 1990s, and the streets nearest the river carry a Mediterranean look with tile and stucco. It is unincorporated St. Johns County.

Most of the Shores sits back from the river on higher ground, but the waterfront streets and the club took Matthew's tide in October 2016. The bigger roofing story is age: a large share of the shingle roofs went on in the same 1970s and 1980s wave, and many have been replaced once already. A nor'easter finds the north and east slopes of the older ones every fall.
