Flagler Estates is the platted subdivision eight miles southeast of Hastings on both sides of the St. Johns and Flagler county line, laid out in the 1960s and 1970s on quarter-acre to half-acre lots that were sold to retirees who mostly never built. The ones who did, and the families who have filled in since, live on dirt and limerock roads under a special district that maintains the roads and drainage. The housing is manufactured homes and site-built block and frame houses from the 1980s to today, under metal and shingle, on well and septic.
Drainage is the whole story. Milton on October 10, 2024, dropped nine to fifteen inches of rain on the south county, set a record on Deep Creek, and put more than five feet of water on parts of Flagler Estates and Hastings. The wind across open land is the other half, and a manufactured home's roof takes it differently than a block house does.
