Crescent Beach is the south end of Anastasia Island, from the State Road 206 bridge down to where the island ends at the Matanzas Inlet and the Summer Haven cottages. It is unincorporated county, quieter than the beach city to the north, with the Matanzas River on the back side and the open Atlantic on the front. The housing runs from 1970s and 1980s block homes on the streets off A1A, to oceanfront condominiums from the same era, to raised beach houses on pilings built since the 2002 code. Metal and shingle share the streets.
Water arrives from both sides. Ian's rain in September 2022 flooded Crescent Beach and Summer Haven, and Nicole in November wiped out dunes and beach walkovers along this stretch. The southern tip near the inlet takes the first pass of any nor'easter, and roofs here reward a look after every long blow.
